What Is a Toothbrush-Ready Home?

In this episode of NS Builders Podcast, I’m joined by Brad Leavitt from AFT Construction. I love meeting other builders—it’s a great opportunity to check out what projects they are busy with, exchange tips on working with the team or manufacturers, or share how to implement new technology. And when Brad mentioned during our conversation the phrase “toothbrush-ready homes,” I knew this was a topic I wanted to discuss in more detail.

WHAT IS A TOOTHBRUSH-READY HOME?

Brad defined it like this: “The client should be able to… move in with their toothbrush and they’re ready to go.” AFT Construction, based in Scottsdale, AZ, understands the hot Phoenix market; many clients are looking for a fully-furnished custom-built home complete with landscaping and a sparkling pool. That’s toothbrush-ready—they can literally move in with just a toothbrush. It’s the feeling of walking into a resort or upscale hotel—and the best part is that you never have to check out.  

HOW TO MAKE IT HAPPEN

It starts with getting a crystal clear understanding of the homeowner’s expectations. What is their definition of toothbrush-ready? And as the builder, do you have a network in place to make it happen? For example, Brad’s team usually works with interior designers. “Typically, when the designer’s involved, they’re gonna do some sort of furniture package.” Of course, most people have their own cherished furniture pieces or art that they want incorporated into the new home. But discerning clients understand that to achieve the desired upscale aesthetic, they may need to leave the decorating and furnishing in the expert eyes and hands of the designer. 

These are the detailed conversations you’ll need to have with the designer and the client—everyone needs to be on the same page. If not, the client may end up with a gorgeous new home, but is disappointed when they realize the old furniture and décor doesn’t work. And they don’t know how to make it right. You’ll be disappointed as well—with a less-than-excited client and an interior that lacks visual appeal in photographs for marketing.   

ONE COHESIVE THOUGHT

Some clients take the toothbrush-ready concept to the next level—Brad shared an example of a bachelor pad project. The client wanted to return home when the project was complete and everything was replaced—right down to the sheets, towels, plates, and flatware. Talk about a complete home renovation! 

The key to making this work is in the planning. There must be one cohesive thought that starts with the architect and designer and runs through the building process, continuing all the way to the curated furnishings. That level of value provided by a builder is exceptionally high—and obviously, there is a specific market for it. 

The value is measured in greater terms beyond the final product; it gives clients the freedom to focus on their career or business, family, or travel. They aren’t sidetracked by having to make hundreds of decisions about finishes or worry about project milestones—you’ve got everything under control for them.  

Is a toothbrush-ready home ideal for every client? For every builder? No. But, when you do get the opportunity to provide that high level of craftsmanship, design, and delivery, it’s a fantastic experience. AND ON A MORE PERSONAL NOTE…

I never bring a toothbrush to a hotel… I always go down to the front desk and ask for a toothbrush. Sure, it’s a cheap miniature version, but it’s free… and when you pay $300 a night for a room, I kind of feel like I’m owed at least a toothbrush. But my world came crashing down the last time I checked into a hotel, asked the clerk for a toothbrush, and was informed they didn’t provide one—but I was welcome to buy one at the gift shop. FOR $9.00!!! 

Lesson learned—never forget to pack a toothbrush when staying at a hotel. Just saying…
