An Epic Primary Suite in South Boston

I take you to a new project in South Boston. We are converting an existing third floor into an epic primary suite. There’s a lot to talk about, so let’s dig in!

AN EPIC PRIMARY SUITE


The bedroom, huge closet, and awesome bathroom are located on the third floor with a view overlooking the neighborhood and out to the ocean—beautiful Dorchester Bay. Location really is everything!


NS Builders focuses on really listening to our homeowners—and this project is no exception. The homeowner has a vintage freestanding tub in the basement and would like to use it in this bathroom. We will try our best to make it work—specifically, meeting code and working with modern fixtures. Not to mention getting a 1,000-pound tub up the stairs to the third floor, but we’ve got a few ideas in mind.


An 8-foot wide Marvin door will open up to a Juliet balcony—perfect for enjoying a summer morning breeze. Oh, and did I mention… there’s going to be a fireplace and a coffee bar in this suite. And a steam shower and custom vanity that Ken is working on in the shop. Told you this was going to be epic!

 

OLD MEETS NEW


Framing around and working within the confines of this mansard roof can get tricky. We’ve basically gutted everything, and the ceiling system is less than ideal with a 6-inch x 4-inch beam running the entire length of the space, but nothing we can’t work with. Our engineer will provide valuable input as well. The old chimney has been shown some love and patched up. And the original stairs from the 1800s are going to be replaced with new custom stairs, which will be built in the shop and then installed. Up next, we’ll be framing in a new ceiling and adding some skylights.
